Some homeowners get frustrated when dealing with their lenders in trying to get their loan modified and when they come to a dead end many want to try to"short sale" their home some times even at the advise of the lenders themselves. Short sale is a lenghty process so if this the option that you want to take don't wait till the end (6months) to start the process, best time frame would be when you are late 2-4 payments. Ussually it won't cost you anything to list your home but if it sales more likely you will not realize anything either in a way of cash because your lender will not allow you to take any cash from the short sale if they approve it.
You will also need provide your realtor the following information...
1) Your lender's and your account info. 2) A letter of authorization to the agent so he can communicate with your bank on your behalf. 3) A hardship letter from you explaining why you are late and you financial harship whether is temporary or permanent (it should be permanent) 4) A financial workseet disclosing your income and expences. 5) Your last 2 month bank statements. 6) Your last 2 month paystubs. 7) Your las 2 years federal tax returns with all schedules. There are other items that may be required that your Realtor will make you aware.
